5. How much do you charge for your services?

6. If I sell my spaces on my own, do I owe you anything?
You will owe me nothing. I only get paid when I sell your spaces.

7. Is there a transfer fee that Sharon Memorial Park Charges?
  Not for the seller. The $150.00 transfer fee is paid by the Buyer.

8. Once I sign your contract, can I cancel at any time?
Yes. My contract is not binding. Both seller and buyer can cancel at any time without penalty up until the time Sharon Memorial Park receives all the required paperwork from you.

9. When do we receive our money from the sale?
Once Sharon Memorial Park receives the transfer fee from the buyer, you will receive a check from The Lot Broker.

The Lot Broker was started back in the mid 1990s by Bernie Delman, a former family service counselor at Sharon Memorial Park. His vision was to create a service where cemetery lot owners had an avenue to sell their unwanted and unused lots and give buyers a chance to purchase lots at a reduced price (up to half of what the cemetery was charging). Bernie operated the business successfully until retiring to Florida in 2004.
Joe Bank, another former counselor, took over the business and ran it for many years, carrying on the legacy that Bernie had started. Joe retired in October 2016 and asked me to take over. My plan is to continue in the legacy that was set before me.
I have been servicing the Jewish community for over 20 years. I previously worked for Sharon Memorial Park for 11 years and have been working for a local Jewish Funeral home for the last 9 years. I also assisted Joe with The Lot Broker since he started. My aim is to continue providing the same great service Bernie and Joe offered in the past.

1. What do you charge for the Lots you have for sale? The spaces I broker for sale Typically sell for 50% off Sharon Memorial Park’s current prices. For example, a space in section 26 is worth $4550.00 each. I would sell for $2275.00
2. Does the buyer pay the Lot Broker for his services? No. Only the seller pays The Lot Broker for the service.
3. Are there any other Fee’s Required along with the purchase? Yes. There is a $150.00 transfer fee paid by the buyer. (The check is made out to Sharon Memorial Park).
4. How long does the process take? You will receive your deed in 4-6 weeks after Sharon Memorial Park receives all of the required paperwork from the seller.
5. If I buy spaces, when is the payment due? The payment is due after you decide on a particular location (Check payable to The Lot Broker). Once Sharon Memorial Park receives the required paperwork and clears the sale, a check from the Lot Broker will be sent to the Seller. It is at this point the sale is final.

2. Is there paperwork Involved in selling our lots? Yes. Sharon Memorial Park requires the original deed and notarized signatures from all owners of record. This varies on a case by case basis. Please refer to the Massachusetts General Law Section 114 Chapter 29 for More Details. It is a complicated read, but one the cemetery goes by. I will let you know what the cemetery will require from you beforehand, and from whom. Sharon Memorial park will contact you directly when I’m  able to sell your spaces.
3. How long does it take to sell my spaces? I cannot say. Like real estate, it’s based on need and Location. My wish would be to sell them as quickly as possible, but I cannot commit to when.

Joe Bank, another former counselor, took over the business and ran it for many years, carrying on the legacy that Bernie had started. Joe retired in October 2016 and asked me to take over. My plan is to continue in the legacy that was set before me.
I have been servicing the Jewish community for over 20 years. I previously worked for Sharon Memorial Park for 11 years and have been working for a local Jewish Funeral home for the last 9 years. I also assisted Joe with The Lot Broker since he started. My aim is to continue providing the same great service Bernie and Joe offered in the past.

Section 29. Lots in cemeteries incorporated under section one, tombs in public cemeteries in cities and lots and tombs in public cemeteries in towns, shall be held indivisible, and upon the decease of a proprietor of such lot the title thereto shall vest in the heirs at law or devisees of the deceased subject to the following limitations and conditions: If the deceased leaves a spouse and children, they shall have the possession, care and control of said lot or tomb in common during the life of such surviving spouse. If the deceased leaves a spouse and no children, said spouse shall have possession, care and control of such lots or tombs during life. If the deceased leaves children and no spouse, they shall have in common the possession, care and control of such lots or tombs during their joint lives, and the survivor of them during his life. The persons in possession, care and control of such lots or tombs may erect a monument and make other permanent improvements thereon. The surviving spouse shall have a right of permanent interment for his own body in such lot or tomb, but it may be removed therefrom to some other family lot or tomb with the consent of the heirs. If two or more persons are entitled to the possession, care and control of such lot or tomb, they shall designate in writing to the clerk of the corporation, or if it is a tomb or lot in a public cemetery, to the board of cemetery commissioners, if any, or to the town clerk, which of their number shall represent the lot; and in default of such designation, the board of trustees or directors of the corporation, the board of cemetery commissioners, if any, or the board of health if such lots or tombs are in public cemeteries in towns, shall enter of record which of said persons shall represent the lot during such default. The Lot Broker was started back in the mid 1990s by Bernie Delman, a former family service counselor at Sharon Memorial Park. His vision was to create a service where cemetery lot owners had an avenue to sell their unwanted and unused lots and give buyers a chance to purchase lots at a reduced price (up to half of what the cemetery was charging). Bernie operated the business successfully until retiring to Florida in 2004.

Joe Bank, another former counselor, took over the business and ran it for many years, carrying on the legacy that Bernie had started. Joe retired in October 2016 and asked me to take over. My plan is to continue in the legacy that was set before me.

I have been servicing the Jewish community for over 20 years. I previously worked for Sharon Memorial Park for 11 years and have been working for a local Jewish Funeral home for the last 9 years. I also assisted Joe with The Lot Broker since he started. My aim is to continue providing the same great service Bernie and Joe offered in the past.

Advertising weekly in the Jewish Advocate and other print publications, and utilizing digital media will help people looking for Cemetery spaces at Sharon Memorial Park (up to 50% off Sharon Memorial Park prices).

My years of experience and understanding in the field will be beneficial in helping the families I serve, which is my top priority.

11. Can I see the spaces I want to buy beforehand in person? Yes. The Lot Broker can meet with you at Sharon Memorial Park (Typically Sundays) and weekday by appointment, and take you around as many times as needed. You can also call anytime with any questions.

12. What if I have an immediate need for a space? We have a process in place where the cemetery will allow a burial to take place before the transfer is complete. Payment for 'IN' spaces must be in Cash, Bank check, or Credit card thru

2. Is there paperwork Involved in selling our lots?
Yes. Sharon Memorial Park requires the original deed and notarized signatures from all owners of record. This varies on a case by case basis. Please refer to the Massachusetts General Law Section 114 Chapter 29 for More Details. It is a complicated read, but one the cemetery goes by. I will let you know what the cemetery will require from you beforehand, and from whom. Sharon Memorial park will contact you directly when I’m  able to sell your spaces.

3. How long does it take to sell my spaces?
I cannot say. Like real estate, it’s based on need and Location. My wish would be to sell them as quickly as possible, but I cannot commit to when.

5. How much do you charge for your services?
My fee is 20% of the total selling price.

6. If I sell my spaces on my own, do I owe you anything?
You will owe me nothing. I only get paid when I sell your spaces.

7. Is there a transfer fee that Sharon Memorial Park Charges?
  Not for the seller. The $150.00 transfer fee is paid by the Buyer.

8. Once I sign your contract, can I cancel at any time?
Yes. My contract is not binding. Both seller and buyer can cancel at any time without penalty up until the time Sharon Memorial Park receives all the required paperwork from you.

9. When do we receive our money from the sale?
Once Sharon Memorial Park receives the transfer fee from the buyer, you will receive a check from The Lot Broker.

1. What do you charge for the Lots you have for sale? The spaces I broker for sale Typically sell for 50% off Sharon Memorial Park’s current prices. For example, a space in section 26 is worth $4750.00 each. I would sell for $2375.00 each.

2. Does the buyer pay the Lot Broker for his services? No. Only the seller pays The Lot Broker for the service.

3. Are there any other Fee’s Required along with the purchase? Yes. There is a $150.00 transfer fee paid by the buyer.

4. How long does the process take? You will receive your deed in 4-6 weeks after Sharon Memorial Park receives all of the required paperwork from the seller.

5. If I buy spaces, when is the payment due? The payment is due after you decide on a particular location.

6. What are your terms? We accept cash, checks payable to The Lot Broker, and all major credit cards thru
PayPal (fee's will apply)


7. If I change my mind, can I cancel without penalty? Yes. Both the Buyer and the seller can cancel up to the point when the cemetery clears the sale to go thru. Once Sharon Memorial park receives the required paperwork, and the $150.00 Transfer fee has been submitted, the sale is final. The seller does not receive payment until then.

8. When I buy space(s), what am I paying for? You are buying the Cemetery space only. Any future expenses (Opening/closing of space, funeral, and Marker are due at time of that service

9. If I buy spaces, and decide in the future we no longer need them, can I sell them? Yes, The Lot Broker would be more than happy to assist you in that.

10. Does the Lot Broker Own the spaces you sell? No. We do not buy the lots we advertise. We broker them between willing buyers and sellers.
